We have exciting news to share: our project at 9640 West Broadview Drive in Bay Harbor Islands has sold for $21.8 million — setting a record price per square foot for the town at over $2,700 psf.
The sale, covered by both The Real Deal and Mansion Global, is a milestone not just for the project but for Bay Harbor Islands as a whole. The home went under contract in just six days, with the listing agent noting that multiple buyers immediately asked whether the purchaser would flip the contract.
The Vision Behind the Home
From the beginning, this project was about creating a home that felt deeply connected to its waterfront setting — one where the boundary between architecture, landscape, and water would nearly disappear.
Entering through a floating pathway over a tranquil water feature, guests are welcomed by a double-height indoor garden before stepping into the open, light-filled interior. Every space was oriented to capture the bay views of Bay Harbor Islands, with extensive glass at the rear of the home ensuring that the water is a constant presence from virtually every room.
At the back of the property, a cascading water feature flows from the roof of the cabana, creating a sensory backdrop for the outdoor entertainment space. The infinity-edge pool extends the horizon further still — seamlessly connecting house, garden, and open bay.
The rooftop terrace, spanning 2,250 square feet, and the external spiral staircase were designed to maximize the home’s sense of verticality and openness, while the overall massing was kept deliberately horizontal, grounding the residence in its lush, tropical surroundings.
A Collaborative Achievement
This result reflects the work of an exceptional team. Developer Menachem Kranz brought the vision and drove the project forward alongside builder Michael Jaar. Interiors were crafted by Alizée Brion, with landscaping by CLAD. Moshe Goldshtein and Vanessa Frank of One Sotheby’s International Realty represented both buyer and seller.
At SDH Studio, we’re proud that the design — rooted in tropical modernism, material contrast, and a deep respect for the site — resonated so strongly with the market.
What This Means For Bay Harbor Islands
Bay Harbor Islands has undergone a remarkable transformation over the past several years. Once a quieter enclave, it has emerged as one of South Florida’s most sought-after addresses, attracting significant residential and mixed-use investment. A record price per square foot here reflects not just the quality of individual projects, but the neighborhood’s growing stature on the regional and national stage.
For us, it’s a reminder of why design matters in real estate — not as decoration, but as a driver of value.
