1260 Residence

On a 10,000 sf lot in Bay Harbor Islands, 1260 Residence gives a very large family 7,709 sf of space without ever reading as oversized. The design works in two distinct registers: a composed, stone-faced street front that protects the household's privacy, and a garden side that gives itself over entirely to pool, palms, and deep shade. One clear idea carries through every elevation. Stone brings weight, timber brings warmth, and planting softens them both.

The street elevation is built in horizontal layers. A dark roof plane cantilevers well past the upper floor, its underside lined in warm timber, casting a broad band of shade across the bedroom level. Beneath it, vertical timber fins screen the upper rooms from the street, and a long planter ledge lets climbing greenery spill over the entry canopy. Textured stone anchors the ground floor and rises into a solid pier that separates the garage from the front door. The garage is clad in dark-stained wood, so even the most practical opening belongs to the composition. Floating concrete steps lead to a tall timber pivot door, and oversized pavers cross the lawn in a measured rhythm, turning arrival into a short, deliberate walk.

The rear is more relaxed. Two volumes meet in an L around the pool: a single-story dining pavilion, framed in dark bronze, pushes forward to the water’s edge, while the main two-story wing draws back to shelter a covered terrace beneath its upper floor. The timber soffit and trailing planter carry over from the street side, so the greenery that greets guests at the front also shades the family at the back. A tall column of timber fins marks the corner where the two volumes meet. The pool runs the full length of the terrace and ends in a spa, with shallow steps dropping from the outdoor living area to the deck.

Inside, the sequence begins at a cantilevered stair of solid timber treads, washed with light from below and set over a bed of river stones. From there the plan opens into dining and kitchen spaces scaled for a long table and a full house. A ribbon window runs the length of the kitchen at counter height, framing a strip of garden behind a waterfall island in blue-veined stone. Oak paneling wraps the living room, with doors set flush into the walls, while herringbone floors and full-height shelving give the family room a quieter tone. Every room shares the facade’s palette. The house holds together because nothing in it is arbitrary.
