Puerto Cancun

Pale, porous stone clads the principal volumes, its coarse texture close to the coral limestone of the Yucatán coast. Above, the roof slabs extend well beyond the walls, their undersides lined in warm timber and set with downlights that carry the facade into the evening. A continuous planter runs the length of the upper floor, and trailing greenery spills over its edge, softening the line between levels. The entrance sits deep within the ground floor, reached by a short flight of stone steps and marked by a tall timber door between flanking stone walls. Broad concrete pavers banded with gravel lead the way in, while dark vertical slats screen the more private rooms.

From the side, the structure becomes legible. The upper floor splits into two stone-clad volumes, separated by a slot that drops daylight into the center of the house. The roof above becomes a terrace in its own right, edged by a low, transparent balustrade.

At the rear, the plan folds into an L around the pool terrace, turning its longest faces toward the water. Full-height sliding panels open the living and dining rooms onto a covered terrace, where the timber ceiling continues outward and greenery hangs from the roof edge. The pool, lined in deep blue mosaic, sits on a raised stone plinth with wide steps down to the lawn, and a shallow sun shelf reaches toward the horizon. An outdoor shower, set into a freestanding stone pier, marks the path to the beach.

Inside, a double-height foyer draws light from a long skylight overhead. A wall of gray-veined marble rises the full height of the space, and a staircase of timber treads, black steel and glass climbs past a bed of tropical planting at its base. Cream stone floors run uninterrupted from the front door through the living room, holding a single axis from entry to ocean. Timber-paneled doors sit flush with the walls, keeping the attention on the view. Puerto Cancun is a study in restraint: stone, timber, planting and shade, arranged so the Caribbean always has the final word.
